Survey & Valuation
Experience Counts
The purchase of a property should never be undertaken lightly. It’s essential that you know exactly what you’re getting for your money and are made aware of any potential issues. Our team of Chartered Surveyors have many years of experience inspecting a wide range of residential properties throughout the West Country and are therefore able to offer constructive professional advice on property related matters
Planning and Land Development
Many house owners and their advisers often need to determine the development potential of land or buildings.
Wilkinson Grant Surveyors can help assess such potential and, if appropriate, undertake detailed and discreet investigations with the relevant Planning Authority.
Where potential exists our agency team and associate architectural and planning specialists are able to guide clients through the complete process from initial detailed appraisal to design and full planning application.
The Building Survey
This is completely bespoke report which studies all parts of a property. It provides an analysis of current problems and will also advise on areas likely to require imminent repair or renewal as well as other potential long-term structural basis.
This comprehensive document is suitable for large pre-war homes or properties which are more complicated in their construction. Our Chartered Building Surveyor will be happy to discuss your concerns, advise as to what you require and then provide a quotation before commencing the Survey.
Valuations
Our Chartered Surveyor inspects the property. An assessment is carried out and using our experience and knowledge of the local market, together with our database of sales information, an opinion of value is made.
A formal valuation is often required for:
- Purchase advice
- Mortgage attainment
- Insurance re-instatement
- Capital gains tax
- Inheritance tax
- Matrimonial dispute
- Expert witness
RICS Homebuyers and Valuations
The RICS Homebuyer Survey and Valuation is appropriate for most properties. The report is designed to assist the home purchaser providing information on:
- Construction
- Urgent repairs
- Other significant defects
- Items requiring further investigation
- An opinion of its market value
- An insurance re-instatement valuation
We are always willing to discuss the report with our clients and provide practical advice and comment where appropriate.
