
Everyone knows that every property for sale appears on Rightmove right?
Wrong!
Whilst we would strongly recommend sellers to expose their property to the widest pool of buyers, there are a whole host of reasons why some people might prefer a more discreet off-market approach – even some of the most serious of sellers.
Here are just a few reasons why your dream home may not appear on any of the property websites:
1. Getting the right price
When you list a property for sale on the property portals, you have to have a price even if it’s a price range, or guide, or hidden behind ‘price on application’. What’s the problem with that you might ask? Well, it doesn’t allow you to test the price before advertising it on the open market. It can also result in an indelible digital footprint of an initial ‘added on’ date and asking price, both of which can be seen for however long the property might stay on the market.
Testing the price with discreet marketing allows sellers and their agent to introduce the property to selected serious potential buyers off-market with a flexible or optimistic pricing.
