Is moving home one of your resolutions for the New Year? We know for many their priorities have changed through 2020 and now more than ever gardens, offices and lifestyle choices are a driving factor for a change. If you have decided now is the time to find your next home, Wilkinson Grant & Co can help make that happen.
With our free to vendor clients, Search and Acquisition Service, there’s no reason at all why securing your dream home can’t become a reality in 2021. Not only will we guide you through the whole process of selling and buying, we’ll help maximise the sale price of your present home and help find and secure the best terms on your next one too.
Many people start off a new year with the best of intentions, but their efforts start to dwindle as the months go by. Our Search and Acquisition Service will support you in your search for your next home and keep you on track, so you don’t get waylaid by any of the four most common reasons why people often don’t move – even if they want to!
- Procrastination
Don’t put it off! Once you’ve decided that you want to move to a home that better meets your needs, we will go out of our way to help you find THE ONE. Tell us what it is you need – something larger, smaller, easier to manage, more economical to run, a home to accommodate elderly parents or growing teenagers – and our expert team will be on the case to make sure your move happens sooner rather than later.
- “Better the devil you know”
Scared to move out of your comfort zone? Faced with options, it’s often easier to choose the most familiar one, but playing safe by staying in the relative comfort of your present home might not be the best long-term solution. If you’ve identified what you want, why put up with what you’ve got? We’ll hold your hand to make a change seem less daunting.
- Can’t afford it?
Moving house is an expensive exercise, no doubt about it, but expense is relative to the benefits you would derive from a more suitable property. Put another way, a new home is really about affordability and priorities. Can you afford the ongoing upkeep or inconvenience of your present home? Would a new home be more affordable in the long run? In terms of “hard cash”, it’s about the gap between the price you sell for and buy for rather than the actual sale and purchase prices.
- Can’t find what you are looking for?
So, you’ve resolutely decided to take action, know that a move is the better option and you recognise the real cost of doing nothing, but finding your next home seems like looking for a needle in a haystack! Well, dare we say it, that’s where Wilkinson Grant & Co come in. Not every property is on the internet and years of working with thousands of property owners mean we have access to hundreds of sellers before they come to the market. We’re specialists in finding the right property and we’d be delighted to help.
- SDLT holiday ends.
The Stamp duty holiday has driven growth in house prices throughout 2020 with the South West seeing an average increase of 6.6%. You get more when you sell but that will also be the case when you come to buy – it is all relative. We expect the property market to adjust to any changes in SDLT and for things to remain relative – price go down, they will on both your transactions – and this is the same should prices continue to grow.
2020 has seen many changes to our industry and we at Wilkinson Grant are well read in the impact this has had on demand for property benefitting from home office space, south facing gardens, great commuter access and a change in lifestyle. We are also able to follow all guidelines in place for protecting our clients, staff and NHS while maintaining the highest levels of service to all.
