From Exeter and the M5 head towards Sidmouth on the A3052. On entering the village of Newton Poppleford, at the roundabout turn right signed Budleigh Salterton. Continue through Colaton Raleigh and past the entrance to Bicton College and at the crossroads, turn left. Follow the road into the village, past Otterton Mill and take the first right into Church Hill, where the property is at the top, opposite the church.
Otterton is a delightful and historic village nestling in the beautiful East Devon countryside between Sidmouth and Budleigh Salterton. The world heritage Jurassic coastline lies within half mile of the village and the nature reserve at the mouth of the River Otter, famous for its wide variety of bird life, is around a mile away. The award-winning Otterton Mill restaurant and craft centre is located in the village, whose facilities also include a primary school, church, village hall, community shop and public house. There is a regular bus service from the village to Sidmouth, Budleigh Salterton and Exmouth. The city of Exeter lies approximately 12 miles from the village and access to the M5 and airport around 9 miles.
Located comfortably close to the centre of the village, opposite St Michael’s church, Barton House is a superb Grade II Listed family home set in just over 0.5 acres of land overlooking the River Otter.
In the same family for over 30 years the property is believed to have been originally constructed in the 16th Century as a farm house, which was substantially remodelled in the late 19th Century and again by the present owners in recent years.
The accommodation is substantial and adaptable with 6 principal bedrooms although Bedrooms 5 and 6 could easily be incorporated into an informally divided section of the house incorporating the east end. Both first floor principal bathrooms were upgraded in 2017.
The living accommodation has three spacious reception rooms including a splendid drawing room measuring over 8m in length with views over the Otter Valley. There is a kitchen/breakfast room, spacious dining room, two downstairs cloakrooms and a smaller 'back' kitchen. To the western end there is a very useful ground floor annexe with shower room that could be used as a study, for separate letting or additional guest accommodation.
The grounds of Barton House are on two levels and beautifully kept. On the top level is a large driveway, double garage and car port, and stable with tack room. There is also a range of stone outbuildings/workshop, a large open-fronted barn, a level lawn beside the house and a paved west-facing terrace.
A path leads to a stunning lower lawn which is adjacent to a leat running from the Mill. A cob wall separates the lower lawn from a small area of woodland with a gateway and path leading up to the front of the house. A rare opportunity to purchase a fabulous home steeped in history.
