DESCRIPTION

Plots vary in size from c.0.25 acres to c.0.35 acres.
The self build plots come with indicative designs from Hilton Barnfield architects with a large open plan kitchen, dining, living area with an adjoining utility, downstairs WC and separate living room.
Upstairs shows three bedrooms, two with an en-suite and a separate shared family bathroom.

These designs are only to give an indication of a possible layout and individual purchasers will be required to submit their final designs to Mid Devon Council for them to sign off prior to commencing works.

Each plot will be provided as a “golden brick” plot. This means that the plot will have the footings in place and services to the corner of the plot which will include; mains water, electricity, data connection. Each house will need to have its own sewage treatment plant.

ELIGIBILITY CRITERIAProspective purchasers need to meet the below eligibility criteria:
Have an income of no more than £60,000 pa (If joint purchasers then the household total income may not exceed £60,000)
Display a strong local area connection to the Cullompton Parish.
The finished houses will be required to remain as Discount Homes in perpetuity subject to the terms in the section 106. A copy can be provided upon request.

DESIGN CODEThe development comes with a design code that aims to ensure a consistent appearance and layout across the five plots, while also maintaining the key principles of the Farmyard Cluster site and a look that is appropriate for the rural setting. This code will help ensure that the development looks harmonious and integrated, while also fitting in with its surroundings.

Each of the five plots will have its own dedicated parking space for two cars, along with room for turning. In addition, there will be incidental parking available for visitors.

To ensure that the proposed dwellings are as energy-efficient as possible, the design code stipulates that they should be modelled in the Passivhaus planning package. The results of these models should be included in the designs for each individual plot.
To help the development meet the RIBA 2030 Climate Challenge targets, it must be demonstrated how each individual dwelling will contribute to these goals.

All plots must be designed to include on-site renewable energy generation, with a minimum size of 10kW. Additionally, each plot must include an electric car charging point with a minimum output of 7kW.

Overall, the design code aims to ensure that the development is as sustainable as possible, while also providing a consistent appearance and allowing buyers to design and build their ideal new home.
