Description

GUIDE PRICE £580,000 - £600,000 - Holden Fold is a truly charming example of a traditional thatched Grade II Listed cottage in the heart of the Devon countryside. The cottage dates back to the 1790's but in the 1990's underwent a substantial refurbishment to include underfloor heating and electric Aga and has been kept in excellent condition since.

From the moment you enter the cobbled courtyard you soon appreciate the history this property has to offer. Once you step inside the front door you are greeted with the stunning double height entrance hall, one that gives you the 'wow' feeling with its view up onto the galleried landing and vaulted ceiling above. The wrought iron chandelier and leaded stained glass internal windows gives the space a Gothic feel.

The kitchen/breakfast room is charming with its bespoke fitted units, marble worktops and fantastic 4 oven modern electric oven. There is also an eye catching modern fireplace which has a cooking oven and open fire. A real talking point at any dinner party we are sure! There is also a formal dining room with french doors opening onto the attractive rear garden. The other side of the cottage is the very useful study/bedroom 5 and cloakroom. The formal sitting room has a beautifully large fireplace which is a real focal point and also has french doors leading out onto the rear garden.

Once you go upstairs you are greeted with a wonderful galleried landing. With its vaulted ceiling and exposed beams you get a great sense of space and light. The landing and all the rooms on this floor enjoy far reaching countryside views typical of this area. The dual aspect master bedroom is of a generous size, a light and airy room with views over the surrounding countryside. The modern en suite bathroom has a roll top bath and large walk-in shower. A small staircase leads from the master bedroom to the kitchen. Bedrooms two and three are both double in size and enjoy views over the surrounding countryside. Bedroom four is of a single size, but again, has countryside views. There is a separate modern shower room.

Back outside, the cobbled courtyard offers parking for 2/3 vehicles. The thatched double garage is substantial with a loft room above and a studio attached the current owners use as additional utility and storage space but with its floor to ceiling glazing would make a wonderfully light artists studio. A side gate leads you right into the wonderful rear garden. You get a real sense of country cottage gardens here. An idyllic stream water feature meanders throughout the whole garden down to the pond at the bottom. There is plenty of sweet brick paths that lead to hidden areas. Patios and seating areas galore to just relax and soak up the peace and quiet of the area. Within the grounds is a substantial barn currently used for storage.
