Proceed through Woodbury on the B3179 and on leaving the village after about half a mile, turn right at the signpost to Budleigh Salterton. Proceed up the hill and turn right at the T-junction and proceed along the road for approximately a mile. Just after the Lympstone / Exmouth turning, turn right into Higher Marley Road. Continue down the road and just before the traffic calming section, the entrance to Marley House will be located on the right hand side of the road.
Ideally situated at the mouth of the River Exe, Exmouth is surrounded by the beautiful Devon countryside, yet is only twelve miles by road or rail from the Cathedral City of Exeter, with its Intercity railway station, airport, connection to the M5 motorway, all major shops and facilities and home to the European championship winning rugby team Exeter Chiefs. The town of Exmouth boasts over three miles of golden sands and a huge estuary and east Devon coastline, including excellent facilities of Woodbury Park Golf and Country Club. A range of other amenities, including boating, sailing, water skiing, walking, modern sports centre, swimming pool and marina are all available. Exmouth has its own thriving shopping centre and a variety of restaurants such as the Michelin Star Lympstone Manor and River Exe Cafe.
Sat on the original site of a former Victorian marble mansion and built by the High Sheriff of Devon, Marley House is part of Exmouth's history and is located in a commanding position on the outskirts of Woodbury Common and Exmouth.
Benefitting from its elevation, the current Marley House enjoys breath-taking views over the town and southern coastline from all principal rooms, balcony, terrace and garden.
The spectacular reception space is divided into no less than six reception rooms, facing in a south-westerly direction with ample light supplied by roof lanterns in the rooms to the front and floor-to-ceiling glass windows. The rooms include; sun room with adjacent study, dining room, drawing room with feature fireplace and wood burner, kitchen, summer kitchen and a further reception linking to the hall. In addition the ground floor provides an en suite bedroom (16'10 x 25'4), suitable also as a games/cinema room or home office/work space, entrance hall and vestibule, utility and cloakroom.
The first floor provides a further five double bedrooms including the main bedroom with en suite and access to the decked terrace and a guest bedroom with en suite. In addition there is a family bathroom and access to the upper floor which provides the final en suite bedroom with two Juliette balconies.
Outside, the beautifully maintained gardens extend to over 2.25 acres and include the original Victorian steps and balustrade wall which surrounds the main house on three sides. The current owners have complimented the wall by adding a York stone terrace. Also there are extensive lawns, a circular driveway with original archway, summer house and two bedroom annexe with storage shed, garage and greenhouse.
The twin en suite bedroom annexe provides additional guest accommodation or could be suitable for income generation via holiday lets.
The grounds are accessed by electric iron gates and to the right of the entrance there is a section of land bordered by a variety of trees and a water feature.
