Situation

Lympstone is a friendly picturesque Devon village set in sandstone cliffs on the east bank of the River Exe, approximately 3 miles north of Exmouth and its glorious beach. With a pretty harbour and numerous small fishermen's cottages, the place simply oozes charm. The village has a well-established local primary school just a few minutes walk from the property, with St Peter’s leading preparatory independent school on its outskirts. There is a GP surgery, two churches, four pubs/restaurants, café, hairdresser and a shop/Post Office with extended opening hours. A ten minute drive away is the multi-award-winning Darts Farm, a destination store selling local Westcountry food, drink, lifestyle products and home to a RSPB visitor centre. Michael Caines boutique hotel and restaurant at Courtlands is a short distance away, on the edge of the village. Lympstone supports a wide selection of clubs and societies, including lively sailing and tennis clubs, gardening club and film society. The half-hourly Avocet line train service, with its beautiful views across the River Exe, links the village with Exeter’s two main stations: Exeter St David’s with its fast train service to London Paddington and Exeter Central with its service to Waterloo. Exeter Central station is at the heart of Exeter’s quality shopping centre. The M5 at Junction 30 is just 8 miles away. The Exe Estuary Trail, 26 miles of cycle path and walkway along both sides of the River Exe is a recent addition to Lympstone’s many attractions.
