Topsham remains a highly desirable estuary town of nationwide renown. Its excellent amenities include individual shops, restaurants and a well-regarded Primary school, along with churches and Topshams popular open-air swimming pool, rugby club, bowls club and sailing club.
The Estuary League of Friends Community Hub is located nearby, with facilities including a Post Office, café, library, laundry, treatment rooms and various social clubs.
There is a frequent bus service and a very useful train link to Exeter City centre which is just 4 miles away and Exmouth which is around 6.5 miles away. Exeter Golf & Country Club is less than two miles distant.
The popular Route 2 bike path is a level route between Exmouth and Dawlish on the other side of the Exe Estuary.
Located on Ferry Road, a short walk from the river and various shops and amenities is this delightful period town house presented in lovely condition throughout. Possibly a fisherman's cottage at some time in the past, the property is Grade II Listed and has been extended more recently creating a more spacious house.
On the ground floor are two charming receptions rooms, one with a feature fireplace leading through to a good sized kitchen with a vaulted ceiling and large feature window overlooking the courtyard garden. There is a Rayburn and a door to very useful store room that is cut into the cliff behind and may have been used to store fish in the past.
On the first floor is a spacious main bedroom with an en-suite shower room and period fireplace. There is a second bedroom/study and a family bathroom with separate shower cubicle and attractive wood panelling.
Stairs rise to the second floor where there are two further bedrooms, both vaulted with exposed beams. They have a lovely feel, a view of the river and across to the Haldon Hills.
To the front there is a pretty courtyard garden with a south-west aspect accessed via double wooden gates that could provide parking for a small car.
