From the M5 junction 29 take the A30 towards Honiton, follow the road until the Daisymount Junction. At the roundabout take the 3rd exit pass under the A30 and at the next roundabout take the first exit following signs to Ottery St Mary. Upon reaching Ottery, follow the signs for Honiton and Sidmouth, turning right onto Hind Street passing the Sainsburys supermarket. At the end of this road turn left onto The Square, stay on Broad Street and head up Tip Hill. At the brow of the hill turn left into Winters Lane. At the end of this road turn right into Slade Road. Continue up Slade Road into the countryside and on the right is the driveway with a sign for Slade Farm.
The property is in the area of East Hill which is a small hamlet on the edge of Ottery St Mary. Ottery is a town with a wide range of amenities including banks, shops and taverns and the well respected King's School for secondary education. There are walks and riding available from the house with excellent routes across East Hill. The coastal town of Sidmouth is about 6 miles to the south, with pebble beaches along the coast to Budleigh Salterton and sandy beach and Marina at Exmouth (14 miles). The Cathedral City of Exeter lies 14 miles to the west where there is a wide range of cultural, educational, recreational and shopping facilities available including the highly rated Exeter and Maynard independent schools.
The property is an impressive brand new, modern barn conversion with far reaching countryside views. It is one of four properties (the original farmhouse, and three attractive but very different Barn Conversions) and sits within a good sized plot on the edge of open countryside. Converted and built by reputable local craftsmen, the property has the quality finish one would hope for in a bespoke build and room sizes rarely found in new build properties. The property has a double height vaulted reception hall which forms the centre of the house. It has beautiful wooden flooring through all living rooms and bedrooms, underfloor heating, solid oak doors with large door frames, deep skirting boards, window sills, and attractive bathrooms and shower rooms.
The main room of the house is the open plan kitchen/family room which opens onto a large (600sqft) outside entertaining terrace which in turn leads onto the garden. This room is available to be bespoke finished for the purchaser with a kitchen design and a budget in place but colour, style and specification able to be chosen by the purchaser. All rooms are good sizes and have great outlooks. Attention has also been paid to how an owner would live in the house, with the ability to have Bedrooms 1 and 5 linked to create a main bedroom suite, and a downstairs home office/studio or bedroom 6 able to be independently accessed from the rest of the house. Windows are heat reflective on the South and West elevations and the roof is an eco slate roof. The property has a lovely garden and is bordered by a stream and leat, and there is an option to buy further land (up to 2 acres) if desired. This is a superb property and one which really needs to be viewed to appreciate the scale and setting of the house.
