Restrictions and defects

Ask a solicitor to check the title entries and plan, or the paper title deeds, for restrictions affecting the property, or defects in the title. These may need to be dealt with before the property can be sold. We sometimes find that if the current owner was pre-deceased by their spouse, who was the original sole owner, and who left the property to them in their will, the title documents may not have been updated.  This can cause lengthy delays for all parties involved in the sale, and the process would need to be completed at the Land Registry before a buyer can proceed to an exchange of contracts.  It is good to get this in hand as soon as is practicably possible.
