Situation

Radfords is situated in a delightful and very peaceful hamlet within the unspoilt valley of Dawlish Water which lies a couple of miles inland from the coastal resort of Dawlish. As well as the beaches of Dawlish, Teignmouth and Shaldon other leisure facilities in the area include Haldon Forest for walking, riding and cycling, Teignmouth Golf Club and Dartmoor National Park which offers many hundreds of acres of unspoilt moorland.

Description

If you are looking for a large family home offering lots of reception space for growing children, plenty of en-suites or additional living quarters for an elderly relative then Radfords may well be just what you are looking for.
The first records of Radfords are noted to be in 1665 and are referenced in the Hearth Tax of the same year. The owner and probable builder was a Mr Soloman Christow Esquire who was paying taxes on three hearths. The property is a perfect example of a Grade II listed thatch property within a peaceful hamlet in the heart of the South Devon countryside. Part of a cluster of 3 'Bonnie Bud Pink' cottages, Radfords offers a great deal of space inside and out and most importantly privacy within the grounds. The property is ideal for the modern family and the layout of the accommodation could provide an annexe if required. From the moment you step through the small picket garden gate you feel like you are going back in time. The front garden is beautifully manicured and the thatched storm porch with its original side panelling leads you to the lovely old front door. Once inside you will find the elegant sitting room with its Italian marble fireplace and ornate arched windows with seat below. The formal dining room gives a cosier feel with its inglenook fireplace and again ornate arched windows with seat below. There is also a walk in safe, a left over remnant from Radfords former days as a country hotel. You will love the transformation when you step through from old cottage to modern open plan kitchen/breakfast room. Contemporary modern kitchen units with a large centre island. All appliances tastefully integrated. The current owners use the breakfast room area as a sitting room with patio doors leading out onto the beautiful garden and the perfect spot to soak up the views over the neighbouring countryside. Leading from the kitchen is a utility room and newly fitted bathroom. Also on this level divided off are two bedrooms and an en-suite bathroom. Perfect as it is or could be used as an annexe. On the first floor is a master bedroom with breath-taking views over the garden and countryside and a sizeable modern en-suite. There are two further bedrooms on this level both with modern en-suites. The property is approached via a shared driveway which leads to the two garages which are included within the sale. You can park a vehicle in front of both garages and there is an additional allocated parking space. The garden is a huge selling point for the property. Full of serpentine flowerbeds, well designed patios and seating areas and a pond.

The vendor advises that a neighbouring property owns a pathway for vehicular and pedestrian access from the shared driveway through the centre of the rear garden of Radfords through a gate the other side which leads down to a small paddock in the valley. We understand that this is used infrequently. Please ask for further details prior to requesting a viewing at the property.
